The brief arrives.
Green Investment, a developer building one of the most quietly ambitious projects on the southern Albanian coast, came to us with a problem most agencies would mishandle. They had thirty hectares of seafront in Zvernec, a five-star hospitality programme, branded residences, a private beach, and a masterplan signed by K-Studio — one of the most respected architecture practices in Athens.
What they did not yet have was a voice. The kind of voice hotel operators, institutional investors, and strategic partners actually read before they board a plane. The kind that doesn't sell, because the audience can hear selling from miles away.
And they needed it inside four weeks.

Custom build, no template.
WordPress as a foundation, not a face. Every page hand-shaped to match the masterplan's cadence — no theme demo, no shortcut, no off-the-shelf layout pretending to be design.
Editorial pacing over marketing.
Operators read. Investors read. They don't scroll past urgency banners. We wrote the site like a magazine — each section earning the next, each sentence carrying its own weight.
Restraint over performance.
No flourish. No glitz. Soft dunes, ellipses, Mediterranean light, deliberate silence between beats. When the project is this composed, the website's job is to step out of the way.
A loop with the architects.
K-Studio reviewed our layouts the way they review elevations — as architecture. Every adjustment was a dialogue between two studios, one designing space, the other designing how that space is read.

A Coastal Setting of Rare Authenticity.
For institutional readers, “where is this” isn’t a decorative question. We built a custom Leaflet map that ties Arte Marea to the regional infrastructure that matters — Tirana and its international airport, the Port of Durrës, the planned Vlora International Airport, and the Port of Vlora.
Every label sits in editable type, not baked into a screenshot. The map is queryable, accessible, and infinitely updatable as new corridors come online. A single amber pin marks the destination.

Most masterplans live online as a PDF screenshot — a flat illustration that doesn’t answer questions. Arte Marea’s doesn’t. The plan is the interface.
Hover any district and the diagram responds. The Street Market, the Residential Units, the Wellness Boutique Hotel, the Underground Casino — every component identifies itself, with what it is, what it offers, and how it sits inside the operational logic of the village.

A coastal destination of this scale doesn’t arrive in a single move — it’s sequenced. We turned the four-phase delivery roadmap into a navigable surface that operators can read in seconds, with permit status surfaced at every step.
